Greece Retirement Visa for UK Citizens 2026 — Residence Permit, Costs & Pension Guide

UK citizens can retire to Greece in 2026 — but not without a visa. Greece offers a Financially Independent Persons residence permit (€2,000/month income threshold) and a Golden Visa (€250,000 property). UK State Pension is NOT frozen. Monthly costs from £950/month. Complete guide.

Greece is one of the most popular retirement destinations for UK citizens — warm climate, low cost of living, and your UK State Pension is not frozen (it rises every April). But since Brexit, moving to Greece permanently requires a visa and a formal residence permit. This guide covers exactly how to do it in 2026.

Can a UK citizen retire to Greece?

Yes — but you need to apply for a Greek National (Type D) Visa before you travel, then convert it into a long-term residence permit after arrival. There is no automatic right of residence for UK citizens in Greece after 31 December 2020.

The good news: Greece has a straightforward Financially Independent Persons (FIP) residence permit designed exactly for people who live on passive income (including pensions). Processing is handled by the Greek Migration Authorities, not by an embassy lottery.

Greek residence permit options for British retirees

1. Financially Independent Persons (FIP) Residence Permit

The most common route for UK pensioners. Requirements:

  • Minimum income: €2,000/month per person (€3,500 for a couple, plus €500 for each dependent child)
  • Income must be from outside Greece — UK State Pension, private pension, rental income, SIPP drawdown all qualify
  • Must show proof of health insurance covering Greece
  • Must show proof of accommodation in Greece (rental contract or property ownership)
  • Initial residence permit is issued for 2 years, then renewable

Income in practice: The full new UK State Pension (£230.25/week = approximately £995/month ≈ €1,165/month as of August 2026) is below the €2,000 threshold. You would need additional income from:

  • A workplace/occupational pension (most British retirees have this)
  • SIPP drawdown
  • UK rental income
  • Interest or dividend income

If your combined income from all sources exceeds €2,000/month, you qualify.

2. Greek Golden Visa (Investor Route)

Greece's Golden Visa gives a 5-year renewable residence permit in exchange for a qualifying investment:

  • Real estate purchase: minimum €250,000 in most regions; €500,000 in Attica (Athens area), Thessaloniki, Mykonos and Santorini from 2024
  • No income requirement — income level is not tested
  • Permits entire family to reside in Greece
  • Path to citizenship after 7 years

The Golden Visa does NOT lead to automatic EU citizenship, but it does grant Schengen Area freedom of movement while in Greece.

3. Digital Nomad Visa (D8) — not for retirees

Greece introduced a Digital Nomad Visa in 2021. This requires employment by a non-Greek company — it is not available to retirees living on pension income.

Step-by-step: how to get a Greek retirement residence permit

Step 1: Get your finances in order

Gather 6 months of bank statements showing regular pension or income deposits. If your State Pension income alone is below €2,000/month, you need additional income sources in place before applying.

Step 2: Apply for a Type D (National) Visa at the Greek Embassy in London

  • Address: 1a Holland Park, London W11 3TP
  • Documents required: passport, passport photos, proof of accommodation in Greece, proof of income, private health insurance certificate, police clearance certificate, completed application form
  • Fee: approximately £75–£85
  • Processing time: 4–8 weeks typically

Step 3: Enter Greece on your Type D Visa

The initial Type D visa is typically valid for 6 months and allows one entry. This gives you time to set up formally in Greece.

Step 4: Apply for a residence permit at the Greek Migration Authority

Within 2 months of arrival (before your Type D visa expires):

  • Visit the Regional Migration Service (Υπηρεσία Ασύλου/Μετανάστευσης) for your region
  • Submit biometric data
  • Pay the residence permit fee (€150 for a 2-year permit)
  • Collect your biometric residence permit card (issued within 60 days)

Step 5: Register with Greek services

  • Get your AFM (Greek tax number, Αριθμός Φορολογικού Μητρώου) — needed to open a bank account, sign a lease, buy property
  • Register with AMKA (social insurance number) — needed to access Greek healthcare
  • Register with your local municipality (Δήμος) as a foreign resident

Is the UK State Pension frozen in Greece?

No. Greece is an EU member state, and the UK–EU Trade and Cooperation Agreement protects the right of UK pensioners in the EU to receive annual uprating. Your State Pension rises every April under the triple lock (2025/26 increase: +4.1%).

This is one of the key reasons Greece is more financially attractive for UK retirees than destinations like Canada or Australia, where the pension is permanently frozen.

Cost of living in Greece 2026 (monthly budget for UK retirees)

ExpenseBudget (smaller island/mainland)Comfortable (Athens/Thessaloniki)
Rent (1-bed apartment)£400–£550£600–£900
Food£200–£250£250–£350
Utilities£80–£120£100–£160
Transport£50–£80£100–£150
Healthcare top-up insurance£80–£120£80–£120
Eating out (2–3 times/week)£100–£150£150–£250
Total£910–£1,270£1,280–£1,930

Greek islands vary enormously. Crete, Rhodes and Corfu are established expat hubs; islands like Lesvos or Lefkada offer significantly lower costs.

Healthcare in Greece for UK retirees

UK retirees living in Greece qualify for EOPYY (Greek national health insurance) coverage via the S1 form, issued free by the UK Department for Work and Pensions. This gives you access to Greek state healthcare — GP visits, hospital treatment and some prescriptions — at reduced or no cost.

How to get the S1 form:

  • Contact DWP International Pensions Centre: 0800 731 0469
  • Request form S1 (also known as E121 for retirees)
  • Submit S1 to your local EOPYY office in Greece after arrival

Private supplemental insurance is recommended for dental, optical, and to avoid waiting times for elective treatment. Budget £80–£120/month.

Tax rules: UK pension income taxed in Greece

Under the UK–Greece Double Taxation Agreement (DTA), your UK State Pension is taxed only in the UK (i.e., it is excluded from Greek income tax). Private pensions (SIPPs, occupational pensions) may be taxed in Greece if you are a Greek tax resident.

Greece introduced a 7% flat tax rate for foreign pension income for new residents who transfer their tax residency to Greece — the "Alternative Taxation for Foreign Pensioners" (Article 5A of the Greek Income Tax Code). This applies for 10 years and can make Greece extremely tax-efficient if your UK pension is substantial.

Conditions for the 7% flat tax:

  • You must not have been a Greek tax resident for 5 of the previous 6 years
  • You must invest at least €500 in Greece (or have family connections there)
  • You must apply within the first year of becoming a Greek tax resident

This is a significant benefit: a British retiree with £30,000/year in private pension income would pay just 7% Greek tax (£2,100) rather than the Greek standard rate (which rises to 26–44%).

Frequently asked questions

Q: Can I visit Greece for 6 months without a visa as a UK citizen?

A: No. UK citizens can visit Schengen Area countries (including Greece) for a maximum of 90 days in any 180-day period. To stay longer, you need a residence permit.

Q: Does Greek residence lead to EU citizenship?

A: After 7 years of legal residence, you can apply for Greek citizenship, which includes full EU citizenship. The process requires demonstrating integration (Greek language test, local community connections).

Q: Can I drive on my UK licence in Greece?

A: UK driving licences are no longer recognised indefinitely in EU countries. You should exchange your UK licence for a Greek licence within a reasonable period — Greece typically allows a 2-year window for new residents.

Q: What happens to my NHS entitlement if I retire to Greece?

A: You lose standard NHS entitlement when you are no longer a UK resident. You should access healthcare through EOPYY using your S1 form, supplemented by private health insurance.

Q: Can I take my UK pet to Greece?

A: Yes — but post-Brexit there are additional requirements (rabies vaccination certificate via AHC — Animal Health Certificate — issued by a UK vet within 10 days of travel).
